How to Read and Compare Bids Without Getting Burned

Getting multiple bids for a project? That’s smart. But comparing apples to apples and the right way? That’s where it gets tricky.

At Stonewing Builders, we’ve seen too many owners or project managers get burned by going with the lowest number—only to be hit later with change orders, delays, or poor workmanship.

Here’s how to look beyond the dollar signs and evaluate bids that will truly deliver what you need.

Don’t Just Look at the Bottom Line

The lowest bid isn’t always the best bid. Sometimes it’s missing scope, labor, or critical details—and that “savings” disappears fast once the project starts. Always ask: Does this bid completely cover the full scope of work?

5 Key Things to Review When Comparing Bids

1. Scope of Work: Are all the bidders including the same things? Double-check materials, prep, permits, cleanup, and any alternates or add-ons.

2. Inclusions & Exclusions: What’s included? What’s not? Some contractors leave out demo or disposal—so their price looks better on paper but costs you more later.

3. Labor Classifications: If it’s a public job, are prevailing wage requirements being met? Make sure the bids reflect appropriate labor rates, especially if you’re comparing union vs non-union pricing.

4. Schedule & Capacity: Will this contractor be available when you need them? Can they complete the work in the expected timeframe, or are they stretched too thin?

5. Qualifications & References: Price is just part of the equation. What’s their track record? Are they licensed, insured, and experienced with your type of project?

What We See Too Often

  • A bid is way lower than the others: Turns out, it missed a major line item, wanted to win the job with plans of change orders, or didn’t include prevailing wages
  • A contractor submits a vague or overly broad scope: This often leads to change orders later
  • An owner chooses a low bid and gets slow or inconsistent communication: Delays and misalignment follow
